5    3    1
  • 5 bed 3 bath
  • Detached fully renovated Breton house
  • New kitchen
  • 40mins to the coast
  • Close to medieval market town of Josselin
  • Oak beams and original fireplaces

Quietly situated in Southern Brittany and just 5 minutes from Josselin, this charming 5 bedroom/3 bathroom Breton stone cottage has been fully renovated and comes with a large garden and separate gîte. A new kitchen and central heating system were installed in 2016.

The property is a carefully and imaginatively restored Breton farm-worker’s cottage with adjoining converted barn, dating back to around 1879. Much of the original character of the building, including the exposed oak beams and original fireplace, has been retained. The cottage is situated in a peaceful, countryside hamlet yet it is only a five minute drive from the bustling, historic medieval town of Josselin. The house provides an excellent base for exploring Southern Brittany and is only a 40-60 minute drive from some of the magnificent sandy beaches of the Southern Brittany coastline, including the celebrated Gulf of Morbihan.

The hamlet is situated on the Nantes/Brest canal. The nearby canal towpath makes for easy walking and excellent cycling both to Josselin itself (half an hour’s walk) and to nearby local villages.

The house has been fully renovated and benefits from oil-fired central heating, supplemented by two wood-burning stoves which add a very welcoming glow during winter months. Outgoings are very reasonable. The renovation work carried out in 2016 includes the following:

- Brand new Bosch central heating boiler.
- Large brand new state of the art kitchen with Esse wood burner and large Rangemaster cooker and separate hob
- Large workshop/gite. This area has a mezzinine area and 2 velux windows.
- New patio area to the rear and covered large all weather porch.
- New private ensuite bedroom in the mezzanine.
- New decking area at the top of the garden with far reaching views.

The accommodation is spread over three floors including an imaginatively designed mezzanine, which commands lofty views down through the centre of the house itself, and fantastic views of the surrounding countryside.

On the ground floor, there is the newly-fitted kitchen/dining room. A separate utility room houses the washing machine, meter boxes and central heating boiler. The large, sitting room has a newly-laid wooden floor, an original fireplace (which now houses an efficient log burner), exposed stone walls and beamed ceiling. There is also an independently accessed bedroom, with small log burner, bathroom and private terrace. The current owners let this out.

On the first floor there are three bedrooms: an extra large master bedroom with en suite bathroom, a further double and a single bedroom. There is also a family bathroom with bath and shower, wash hand basin and WC.

The second floor mezzanine is divided into a double bedroom with en suite bathroom and smaller bedroom with futon.

Outside, there is a large private parking area. The garden is large, sunny and totally enclosed providing plenty of space outside to eat, sunbathe or just sit and relax and admire the surrounding countryside and panoramic views. The entire plot measures 870m². The house is within a beautiful area of natural countryside next to the Nantes/Brest canal.

The area is special since it so easily provides peace and quiet for walking, cycling, canoeing, sailing and fishing, yet it is also easy to get to the numerous surrounding villages, with their weekly markets, historic churches, local bars and wonderful restaurants.

For those seeking more adventure it is possible to get to Paris for the day from the nearby TGV station at Ploërmel, to Rennes by car in 45 minutes and to Vannes in 30 minutes. Other nearby places to visit include: Josselin – 10 minute drive, a 30 minute walk or 20 minute cycle ride along the towpath. This is a medieval town of great character designated a 'Petite Cité de Caractère' and Floral Town. It boasts a famous Chateau, 11th Century Church and 17th Century housing. There is a fine selection of bars, restaurants, pavement cafés and shops, and a bustling Saturday market. We think it is one of the best small towns in Brittany.
