Situated in a village with shops and restaurants, in the midst of the fabulous Corbières wine-growing country and just 20 minutes from Carcassonne Airport, this magnificent, fully restored 6 bedroom, 3 bathroom house comes with a large pool and substantial outbuildings. Ideal letting property.
Facing due South and very private, this beautifully restored house is situated in the heart of a very atmospheric wine village with a good range of shops and restaurants, including a Michelin-rated establishment, and just a stroll to the vineyards which give the area its appealing character. Although very close to all amenities, the property is in a quiet location.
The house is so arranged that it can easily accommodate two families as the house layout allows for independent upstairs living. The two sides of the house are approached from two staircases at either end. However, for one large family or group the upstairs is easily linked. The house is equally pleasing and intimate enough for a small family. Thanks to this flexibility, the house not only makes a fantastic holiday home but also an ideal letting proposition.
This magnificent property has been fully refurbished, using quality fittings. It has been re-plumbed and is connected to mains drainage and there is underfloor heating for the winter. Downstairs there is a large sitting/dining room with a lovely wooden floor. There is a second sitting room or snug, perfect for reading the papers, a nap, or simply having some quiet time. The kitchen is very well fitted and the large, range cooker is included in the sale. There is a separate utility room. Upstairs there are 6 bedrooms, all of them doubles. The master bedroom has its own full en suite bathroom with roll-top bath and separate shower cubicle. There are two further family bathrooms for the remaining bedrooms.
The South-facing garden has a large terrace for alfresco dining. The terrace is shaded by the plane tree that centres the garden, providing welcome relief in the heat of the day. The pool measures 8m x 4m. At either end of the house are two enormous, stone-built chais or wine stores, each measuring about 40m x 20m. One of these has just had its roof refurbished.
The local wine Cave (once part of this former wine producer’s property) is literally opposite the gates of the house. It carries a good range of local wines and the proprietor is always delighted to host tastings in July and August for summer guests. The annual village fête which takes place towards the end of August, is a 4-night party held in the village with live music and fairground rides for the children.
The house sits in the midst of a beautiful, friendly village with a good selection of shops and restaurants. There is the village shop which, though small, has everything. Then, of course, there is the boulangerie, plus a small local bar that does a basic daily menu, and then a Michelin-rated restaurant. There is also a tabac, a post office and a hair salon. For sport, there are tennis courts, a football pitch, a boules club, river fishing and a lively local rugby club. There is also a small local gym. For less energetic entertainment, there is the local cinema and also the village cultural centre which has a varied programme of events.
The tracks through the vineyards are open to all and provide miles of biking, running and walking with breathtaking views and one of these offers an easy 20 minute, off-road route to the neighbouring village where there are bars, restaurants and the local pharmacy.
The property is ideally located just 25 minutes from the historic, walled city of Carcassonne, a UNESCO world heritage site. As for airports, Carcasonne Airport (Stansted, Dublin and East Midlands) is a drive of approximately 20 minutes. Toulouse Airport (Gatwick) is about a 1 hour drive. Perpignan Airport (Stansted, Southampton) about 45 minutes’ drive, Nîmes Airport (Luton) approximately 1½ hours’ drive and Béziers Airport (Bristol) about an hour’s drive.
