This picture-perfect Breton cottage has been the much-loved holiday home of its British owner for 25 years. It is located in a peaceful hamlet in a delightful wooded area near the River Blavet and the picturesque village of St Nicolas des Eaux.

The property is thought to date from the 1890s when it was a simple farm cottage. The sympathetic renovations and the recent extension emphasise the original features of the house (beams, stonework, fireplace etc) while giving it a comfortable and contemporary feel.

Interior

The cottage ground floor has an integrated kitchen, open–plan dining room, and a living area with plenty of character. 

The large sitting area has windows to the front and back, French windows to the rear, and an efficient wood-burning stove; in winter this warms the main part of the house using logs from the woodland. Supplementary electric heating is also available. Thermostatically-controlled electric radiators are fitted in all rooms of the house.

The modern integrated kitchen with built-in appliances includes a Bosch electric stove, refrigerator, microwave oven, and dishwasher (new August 2014)); these are included in the sale price, together with the washing machine in the utility room. 

The ladder to the first floor (once the hayloft) has been replaced with a winding staircase and the ‘hayloft’ now consists of two double bedrooms and a spacious bathroom with a bath, separate shower and WC.

The extension

An extension has recently been added to the property. This replaced what was a dilapidated ‘lean to’. The construction was carried out by local artisans and is sensitive to the architecture and character of the old house. The extension is entered from the original cottage by a glass-panelled door in the dining area. Just inside there is a cloakroom and a mezzanine floor, accessed via a short staircase. This is currently used as a third bedroom but would also work well as a study. 

A second staircase leads down to the substantial ground floor which is used as a utility area, containing a hot water tank, washing machine, drying facilities, and plentiful storage. It also contains a second refrigerator and large shower cubicle making this part of the house entirely self-contained if required. There are two external doors one of which is suitable as a main house entrance. 

The extension has been built to today's high environmental standards with generous insulation in the floor, walls and roof, and is finished in Douglas fir.

The exterior

The original cottage, with walls over two feet thick, is constructed of granite from one of the local quarries (now disused). The extension, on the other hand, is built of modern materials and clad in granite at the front to blend in with the old part of the house. The entire house has recently been re-pointed and rendered to ensure waterproof protection and to enhance the natural colour of the stone.

The roofs of both the old cottage and the modern extension are slate, the traditional roofing material of the area.

The garden

The lovely garden is secluded and South-facing. It has been cleverly designed to combine beautiful planting with ease of maintenance .

Close to the French windows there is a gravelled terrace with a large and robust picnic table perfect for outdoor dining. Nearby there is a flat area of lawn well suited to games or sunbathing, several log stacks, and two useful garden sheds. The remaining area is largely sloping lawn with attractive borders.

The woodland consists predominantly of sweet chestnut, hornbeam and oak; in addition to providing fuel, it affords ample opportunities for environmental education, exploration and play. It contains a wide selection of birdlife including woodpeckers and owls.

At the upper side of the property an informal track runs alongside the boundary which can be followed on foot through woodland down to a stream and the River Blavet. This leads to the village of St Nicolas des Eaux. 

The overall size of the plot is 2466m² (0.61 acres).

Nearby

Several small towns, namely Baud, Pontivy, and Pluméliau, lie within a 15 minute drive and are convenient for supermarket shopping. For everyday items Pluméliau is the best option as it is the closest and also has two excellent bakeries. There are also good street markets including ones at Locminé and Auray. In summer, everyday items can be bought at St Nicolas des Eaux.

The Blavet Valley is locally well-known for water recreation and its natural beauty. There are numerous enjoyable places to visit including the riverside village of St Nicolas des Eaux, only a 5 minute drive from the cottage, which has hotels, restaurants, cafés and a top class crêperie. 

The market towns of Josselin, with its magnificent château, Auray and its port (St Goustan), and Pont Aven, the one-time home of Gauguin, are all an easy drive from the cottage along quiet roads. There are marvellous beaches such as Carnac-Plage at a similar distance. 

The cottage is readily accessible from the ferry ports of St Malo and Roscoff as well as the airport at Dinard with a journey time of under 2 hours.
