In the heart of La France Profonde, the very essence of the France we all adore, is this gem of a property. The property is situated in the South-West of France in the sunny department of the Lot, in the small hamlet that lies below the hilltop fortress of Castelnau. Within 10 minutes are the vineyards which produce the celebrated wines of the Coteaux de Glanes. Nearby is the medieval town of Martel very close to the Dordogne River. Nearer still are several other medieval settlements including Carennac and Saint Céré. This is a wondrous region which never fails to delight.

The house is built of the mellow, honey-coloured stone of this region. The property was partially re-built and re-furbished about 10 years ago to a very high standard throughout. Double gazed doors from the dining room lead to the garden terrace.

On the floor above the kitchen is the master bedroom which has an en suite bathroom with bath and integral shower, wash basin, bidet and WC. Also on this level is Bedroom 2 with en suite bathroom with walk-in shower, wash basin and WC.

At the top of the house is Bedroom 3, again, with en suite bathroom with integral shower, bath, wash basin and WC. 

The garden is mainly lawn with a selection of mature trees and shrubs forming a terrace from which stone steps lead down to the lower road. Here there is a fenced gravelled area providing parking for up to four cars and a substantial two floored, stone-built garage. This could possibly (subject to Planning) be converted into further accommodation. Adjacent is a further parcel of land in which the gas tank is buried. Planning permission has been granted for a small swimming pool to be installed if required. 

As can be seen from the images of the property, it is one of the older properties which hug the ramparts of the château. Castelnau is a much visited national monument, and fortunately, the approach to the fortress, car parks and tourist facilities are all on the other side of the hill. So, these in no way interfere with the enjoyment of the house which is quiet without being isolated and is ideal for relaxed living. It enjoys spectacular views sweeping down into the river valley and looks across to other hilltop villages. For shopping and restaurants as well as twice weekly street markets, the charming town of Bretenoux is just 3kms away. The exquisite little town of Beaulieu-sur-Dordogne is less than 20 minutes’ drive away.

A short drive away is the thriving cliff-side town of Rocamadour which can seen in all its glory from the little village of L’Hospitalet above. There are any number of interesting places to visit on a day’s outing  such as Gramat, Figeac, Conques, Sarlat, Domme and Gourdon. Castelnau makes an excellent base camp for visits further afield to places such as Albi, Toulouse, Bergerac, Carcassonne, the Pyrenees or even the Mediterranean coast and Barcelona!

The area provides a wide variety of activities such as kayaking, canoeing, and camping, river bathing with lifeguards in attendance, two local water parks and, an hour’s drive away, the beautiful lakeland playground of Lac Toulerme. There are several tennis courts locally and also a golf course.
