This 4-bed property has the most fabulous views and offers a haven of peace and tranquillity in amongst the dramatic countryside of the Auvergne. The property comes with 5 acres of land, large swimming pool and is just a few minutes from shops and services.
The property manages to strike the perfect balance between the traditional and the contemporary. Built in 2001, this architect-designed house, benefits from modern building techniques and materials but has all the charm and character of a typical Auvergnat farmhouse, with its ‘lauze’ roof and dormer windows.
The accommodation measures a generous 170m² of habitable space. The light and spacious open-plan ground floor offers a large living room, running the full width of the house, with a white stone fireplace and two sets of French double-glazed windows – one overlooking the valley and the other leading on to the terrace which overlooks the swimming pool and the garden. Another set of French windows leads from the terrace into the dining room area. The kitchen leads off the dining room and shares the view. Also on ground-floor level is a guest cloakroom with WC and wash basin, a utility room, a store room and the boiler room with oil-fired central heating boiler.
A hand-made oak staircase leads to the first floor and the master bedroom, which stretches the entire width of the house. There are 3 further bedrooms and 2 bathrooms, all with exposed beams. A small area off the corridor is used as a mini library. In the style of the authentic Auvergnat buildings, the floors upstairs are of chestnut parquet.
The swimming pool is large and measures 13m x 5m and is 1.5m deep. A large garage/workshop and pool room are located below the house. Two 5,000L rainwater storage tanks sit underground.
The house is surrounded by mature landscaped gardens, shrub and tree filled banks, a walled vegetable garden, orchard and walnut grove, fields and woodland. The entire plot measures a little in excess of 2 hectares (5 acres).
The property is in a peaceful and private location, surrounded by glorious countryside. The village of Montsalvy is 4km away and here there are 2 bakeries, a weekly market, butcher, several bars, a good restaurant, chemist, doctor’s surgery and post office. There is also an outdoor swimming pool and tennis courts.
The delightful riverside town of Entraygues (20min drive) has a good selection of cafes, bars and restaurants as well as an excellent weekly market.
Aurillac (25min drive) is a larger town and has a good selections of shops, services, supermarkets etc.
The airport at Rodez is an hour away. Limoges, Bergerac and Clermont Ferrand are also options, if you wish to fly (or take TGV). If you are taking the ferry and driving then the journey from Caen would take about 6hrs in the car.
The Auvergne region is largely volcanic and is classified as one of France’s national parks. The craters, mountains, gorges and glacial lakes make this region one of the most picturesque and dramatic in the whole of France. The Auvergne region is made up of 4 departments, of which Cantal is the furthest west.
While most departments are named after their rivers, this one is named after its volcanic mountain range. Cantal's towering peaks reach as high as 6096 ft. The many cows to be found grazing on the rolling pastures below produce the famous Cantal cheese.
