The house is totally electric and has recently had 16 solar panels fitted which produce electricity for the house, with any excess being sold to the grid. The contract for the sale of electricity will be transferred to the purchaser of the property and is for a 20 year period from November 2018. There is excellent broadband and mobile phone signal.

There are stone-built outbuildings currently used as a workshop and for storage. These would be ideal for conversion, subject to Planning.

Shopping, restaurants, schools and reputedly the best Saturday market in the region are a 5 minute drive away in the medieval town of Nérac which has much to offer both residents and visitors. 

The river (canal) is navigable and there is a water park open in the summer. 
The spa town of Casteljaloux, famous for its hot baths and health cures and with its own lake, beach, golf course and casino, is within half an hour’s drive. The larger city of Agen is 25 minutes away.  The nearest golf course is at  Barbaste, just a 12 minute drive. Bordeaux, Toulouse and Bergerac airports are each approximately a 90 minute drive.
